While eyes are on Nobscot, DTF to get screwed with ANOTHER MASSIVE 280-unit apartment building in connection with the Fountain Street redevelopment.

“This application is submitted to the Planning Board of the City of Framingham (the
“Board”) by 63 and 75 Fountain Framingham Manager LLC, as the Manager of 63 Fountain
Framingham Owner LLC and 75 Fountain Framingham Owner LLC (collectively, the
“Applicant”), in connection with its proposed redevelopment of properties known as 63 and 75
Fountain Street,
Framingham (collectively, the “Property” or “Project Site”), as shown on the
plan entitled “63-75 Fountain Street”, containing forty-five (45), prepared by Bargmann Hendrie Archetype, Inc. (“bh+a”), Bohler Engineering, and Brown+ Sardina, all dated February 3,
2023 (collectively, the “Site Plan”).

The proposed project (the “Project”), as described herein and as further depicted on the
Site Plan submitted herewith, includes a two-phase multi-family residential development on the
Project Site that is located within the Central Business Zoning District. The Project includes the
proposed demolition of the existing building located at 75 Fountain Street and the proposed
construction of a multi-story residential building including two levels of garage parking and five
levels of residential and amenity space (the “New Building”). The New Building will include a
280 multi-family residential building with amenity and garage space.
The second phase of the
development will result in the renovation of the existing building located at 63 Fountain Street
that is currently used for office and other commercial uses to convert the building to 60
residential loft-style units. The Project includes proposed off-street parking spaces, landscaping,
stormwater management system, inclusionary housing units, accessory multi-purpose meeting
and function space, lighting upgrades, and associated site improvements. The Project is adjacent
to and will complement the recently completed “Bancroft Lofts” located at 59 Fountain Street.
Members of the current development team were also primary members of the development team
for the Bancroft Lofts development and have focused on ensuring that the Project complements
the prior development and integrates seamlessly with it.”
