SMOC house sold off for $125,000 under initial ask – to be rehabbed

On 1/17/2023 SMOC listed it’s property at 7 Lexington St, DTF, for $400,000, later reducing it to $325,000 on 1/30/2023.

The listing merely stated, “Walking distance to Metro West Medical Center and downtown Framingham amenities. Great property for investors and or owners looking for a new project. Buyers to do their own due diligence with the town.

This 1917 home, boasts 3 bedrooms, 1 bathroom, and 8 total rooms, total finished space of 1712 sq. ft., on 1/10th of an acre.

The listing offered no inside pictures.

On March 21st, the Middlesex Register of Deeds, reports that the property sold to local corporation Limitless Cattle LLC, registered to 142 Warren Road, with registered agent Ashley Welch at 159 Warren Road. 142 Warren Road is owned by H&H Capital LLC out of Newton. 159 Warren Road is in fact owned by Ashley Welch. The sales price for 7 Lexington St was $275,000.

Limitless Cattle LLC was incorporated on February 8, 2023, with a stated purpose of bringing life to tired homes…. to resell or rent out.

SMOC has been selling off various properties in Framingham over the last several months. Based on the sale price, it seems that SMOC is willing to settle on 25% or more below their initial asking price.
