REAL ESTATE TRANSACTION: 40 Speen for $4,000,000

Last sold in 1993 to LMF Speen Corp of Natick for $1,650,000, 40 Speen Street has been sold to RCP, LLC for $4,000,000. The sale closed on 2/14/2023.

RCP LLC purchased the building with an unknown amount down and a mortgage of $3,000,000. A second mortgage exists for $600,000.

The building has been assessed for 2023 in the amount of $3,382,900, and with the land and extra features, for a total of $4,219,900. In 2022 the assessment was $3,846,400.

We believe RCP LLC, the new building owner, was formed late in 2022 by a Natick resident, Keith Pabian, an immigration attorney whose offices were in the building prior to the sale.

Pabian was named in a soccer coach immigration scandal – “Former Global Premier Soccer (GPS) Chief Operating Officer Justin Capell has been charged in connection with a visa fraud scheme related to the now defunct youth soccer organization.” In 2021, Pabian was identified as a potential co-conspirator in the court proceedings. The main character in this case, Justrin Capell of Southborough, agreed to plead guilty.

  1. Earl welcome to the board glad everyone’s opinion hasn’t gone away, I am with you on this issue. Framingham needs to give it a rest with all the proposed housing as of now there is no affordable housing in Framingham. Not sure anything that goes up in Natick will be either. My SS would not be enough if I needed to move to one of these places, so my current location will be permanent. I do appreciate someone else lending info to the masses, my peeps that I meet in front of the Credit union who fill me in on the comings and goings of my brothers at DPW are getting tightlipped. Pressure from this do nothing group of CC and Mayor combined with useless and hopeless, Mike and Lou has everyone running scared. Money is there people the well deserved Clerk and office got a raise why not the Union? All I am going to reiterate the Unions 1156 and 1116 worked daily (not from Home) through the Pandemic how about finally thanking them properly. Earl you with me on this? Oldguy78
