Burkis Square to become next ‘Luxury’ apartment site? Prime views of SMOC druggie fights. K & K Development of Boston seeks to profit on Framingham’s apartment boom!

On March 24th, the Hollis Street Trust sold its property at 40, 56, and 60-70 Hollis Street to a Jamiaca Plain based business K & K Development, in this case doing business as 220 Broadway LLC.

Land records show this sale included the three properties were sold in a single transaction for $5,025,000.

The purchase was made with a down payment of $1,256,250 and a mortgaged amount of $3,768,750.

The 40 Hollis Street property is in Burkis Square and is listed as being built around 1900 and having 8 units, 7 baths, and on .18 acres.

The 56 Hollis Street property is in Burkis Square, and is listed as a multiuse residential property built around 1900, currently holding 22 units, 60 rooms, 28 bedrooms, and 22 bathrooms, and on just over a half an acre of land. The 56 Hollis Street contains the 60-70 Hollis Street property as noted in the sale documents.

They buildings now, may or may not be deemed historic. Any development that involves demolition may require a demolition delay after a hearing by the city’s historic commission. Some of the properties involved are related to the Framingham Odd Fellows Association in the late 1800’s.

K & K Development is known for large projects, such as in the schematic below, when in 2018 they took an East Boston garage and converted it into many units of housing.

In this area of Framingham, allowed by right, and in the current zoning, would be up to 6 floors of residential/commercial combination space. K & K is owned by two Newton men, Boris and Alexander Kuritnik, and was established in 2008. K & K also owns Greenville Real Estate Group Inc.,

The larger of the two Hollis Street properties at the center of this real estate transaction has been assessed by the city at $2,410,100 and has been under the same ownership since 1970. The smaller property is assessed at $822,800. This property has been under the same ownership since 1985. The Hollis Street Trust is under the control of Stanley Strachman of Framingham.

We have no idea what K & K, or their affiliated businesses will do with this property, however looking at their Greenville Real Estate Group portfolio it doesn’t take much imigination to see another massive 100+ unit project coming soon to DTF.

As it was when we first posted about the 208 Waverly St development, we were the first to inform the Seabra Supermarket, Dollar General and Autozone that their days would be numbered. At 1154 Worcester Road, when we notified you all that a new pot shop was moving in, we notified both a salon owner and the customers that the Philip Depalma Salon, that their days of styling was numbered. As more recently we unearthed a plan to secretly apply for demolition, which when we posted about it, the TJ’s Neighborhood Market learned that their days as well were numbered. Today we are putting the downtown location of Metro PCS, Food Mart Liquors, Imperial Jewelry, BERE Hair Salon & Beauty Supply, Ecua Latino Store, Casa Latino, Boost Mobile, Pueblito Paisa Restaurant. the parishes of Assembleia De Deus and the Igreja Batista Vida Nova… all on notice, that their days are numbered and they should be actively watching for the high possibility that their days too – are numbered.
