More Massive Apartments planned in DTF?

Here is an interesting real estate transaction to report – two DTF properties – $2,800,000. This sale closed today.

One Howard LLC is owned by Fred Starikov & Stephen Whalen of City Realty Group. City Realty Group is known for putting large multi-use apartment buildings on small parcels of land and renting them out for big bucks.

One Howard LLC was formed just a couple weeks ago on 1/12/2023.

And per the filing their purpose is to “TO PURCHASE, SELL, MANAGE, DEVELOP, OWN, AND OPERATE, DIRECTLY AND INDIRECTLY, REAL PROPERTY; AND TO DO ANY AND ALL OTHER ACTS OR THINGS THAT MAY BE NECESSARY, APPROPRIATE, PROPER, ADVISABLE, INCIDENTAL TO OR CONVENIENT FOR THE FURTHERANCE AND ACCOMPLISHMENT OF THE BUSINESS OF THE COMPANY AS HEREIN CONTEMPLATED ABOVE, OR AS OTHERWISE PERMITTED UNDER THE ACT.”

They wouldn’t have shelled out the cash unless they knew that could develop the site, AKA got Sarki Sarkesian & the Mayor’s blessing in advance. We’ll file a FOIA for the plans and the emails. The city will probably say nothing exists because they are turds who lie – from experience.

1 Howard St is currently a .66 acre lot consisting of a parking lot. Adjacent to that parcel is 38 Park Street with contains .38 acres. The pair of properties last sold for 1,800,000 in 2019. Interestingly, this location is smack dab between two soup kitchens.

Google maps indicates that the current use of the site is public parking for the City of Framingham. We’re not sure about that.
